The Highlands Market Right Now

What’s driving prices in the Highlands.

Over the last 12 months, 517 homes sold in ZIP codes 40204 and 40205. Most sold between $260,000 and $505,000, at a median of about $209 a square foot. About 24% cut their price before they sold.

01

Size swings the price

In the last 12 months, a typical two-bedroom sold for about $260,000 and a typical four-bedroom for about $530,000. Adding a bedroom or bath is one of the biggest value moves here.

02

Parking and outdoor space

Off-street parking, a garage, or a real backyard can make a big difference on streets where most homes don’t have them.

03

Walkability to Bardstown Road

Homes within walking distance of Bardstown Road, Baxter Avenue, and Cherokee Park draw more buyers. I compare you to homes with the same kind of location, not just the same ZIP.

How I Sell Your Home

A pricing and marketing plan built to get you the most money, the fewest days on market.

An instant estimate is a starting point, not a strategy. Here's what actually happens once you decide to list with me.

Strategic, Data-Backed Pricing

A comparative market analysis built from real closed comps, not guesswork — priced to attract strong offers fast instead of sitting on the market.

Professional Photography & Listing Presentation

High-quality photos, a strong listing description, and honest staging guidance that make your home stand out where most buyers start looking — online.

Maximum Exposure Across MLS, Zillow & RE/MAX's Network

Your home is placed in front of buyers and agents through the MLS, top consumer portals, and RE/MAX Premier Properties' referral network.

Skilled Negotiation, Numbers-First Discipline

I built my own portfolio buying, renovating, and reselling property before representing sellers, so I evaluate every offer to protect your bottom line, not just get a signature.

Why Sellers Work With Me
"My job is to get you the most money the market will pay, in the fewest days possible."

Real numbers, real advocacy.

Before real estate, I spent four and a half years in the Marine Corps Infantry, including three deployments, then came home and used the GI Bill to attend the University of Louisville. I got my start rehabbing a $10,000 house, and I've closed hundreds of units since — many of them as a seller's agent right here in Louisville.

Because I've bought, renovated, and resold property with my own money, I price and negotiate your listing the same disciplined way I'd treat my own deal: realistic numbers up front, real marketing behind it, and firm negotiation once offers come in.

Want a precise, agent-reviewed number?

Automated estimates are a solid starting point, but they can't see your finished basement, your new roof, or what's actually selling on your street this month. Send me your address and phone number and I'll personally put together a real range for what your home would sell for today — free, no obligation.

Frequently Asked

Home value questions I get most.

If your question isn't covered here, text or call me directly — I'd rather answer it in five minutes than have you guess.

How accurate is the instant home value estimate?

The instant estimate is a computer-generated automated valuation model (AVM) built from recent comparable sales and public property records — it's a solid starting-point ballpark, typically within a reasonable range of market value for most homes, but it can't see your specific condition, upgrades, or finishes. That's exactly why the free detailed report exists: I personally review comparable sales and your home's actual details to get you a far more precise number.

What affects my home's value the most?

Location and recent comparable sales nearby carry the most weight, followed by square footage, bedroom and bathroom count, lot size, and overall condition. Renovations to kitchens and bathrooms, a finished basement, updated mechanicals (roof, HVAC, water heater), and curb appeal can meaningfully move the number — and none of that shows up in an automated estimate. Is the detailed report really free, and is there any obligation?

Yes — the detailed report is completely free with no obligation to list or sell. I put it together because it's useful whether you're selling next month, just refinancing, or simply curious, and because most people who find it useful end up wanting to work with me when they are ready to make a move.

How is this different from a Zillow Zestimate?

Both are automated valuation models built from public data and comparable sales, so they'll often land in a similar range. The real difference is what happens after: my free detailed report adds a local agent's eyes on your specific home, current buyer demand in your neighborhood, and recent showings and offers I'm seeing firsthand — context no algorithm has access to.

Should I get a professional appraisal instead?

If you're actively getting a mortgage, refinancing, or need a value for legal purposes, yes — a licensed appraisal is the official number lenders and courts require. For everything else, like deciding whether now's the right time to sell or figuring out a realistic asking price, an instant estimate plus my free detailed report will get you a very usable number without the cost or wait of a formal appraisal.

What do you do to market my home once it's listed?

Every listing gets professional photography and a strong written description, placement on the MLS and top portals like Zillow, and exposure to RE/MAX Premier Properties' agent network and my own buyer database. I also price it using real closed comps, not guesswork, so it attracts serious offers instead of sitting on the market.

Do I need to make repairs or stage my home before listing?

Not always, but a short walkthrough with me beforehand usually pays for itself. I'll tell you plainly which repairs and touch-ups are worth doing before we list and which ones aren't, plus simple staging tips, so you don't overspend on the wrong things. See the full Seller FAQ →

Educational overview only — automated estimates and any figures discussed are not appraisals and are not guarantees of sale price. Actual market value depends on condition, upgrades, financing, and current buyer demand.

Thinking about selling in the next year?

Whether you're just starting to plan or ready to list next month, I'll walk you through timing, pricing, and what to expect — no jargon, no pressure.
