Why Live In Beechmont

Big yards, Iroquois Park, and prices that still make sense.

Beechmont sits in Louisville’s south end, bounded roughly by I-264 to the north, Taylor Boulevard to the west, Southern Parkway and Southland Boulevard to the south, and Third Street to the east. It was founded in 1892 and marketed back then as “Beechmont the Beautiful.”

Iroquois Park next door

Iroquois Park sits just southwest of the neighborhood, with miles of wooded trails, the scenic overlook, and the Iroquois Amphitheater for summer shows.

Southern Parkway

The tree-lined Olmsted parkway runs along Beechmont’s southern edge. The neighborhood association hosts free Friday concerts at the gazebo at Southern Parkway and Woodlawn Avenue.

Close to everything in the south end

Churchill Downs, the airport, UPS Worldport, and I-264 are all a short drive, which keeps commutes easy.

An active neighborhood association

The Beechmont Neighborhood Association has been volunteer-run since 1983 and puts on the Festival of Flowers in May, a summer open-air market, and a fall festival.

The Housing, By The Numbers

Older homes, bigger lots, and a lower price per square foot.

In the last 12 months, homes in the 40214 ZIP code sold for a median of $240,000, and most sold between $195,000 and $290,000. The original Beechmont subdivision is older (median build year 1927), while the wider ZIP skews toward 1950s and 1960s ranches. At about $145 a square foot, you get more house for the money here than in the Highlands or Germantown.

01

First-time buyers

You can find a three-bedroom house with a yard here for well under the Louisville median. That’s getting harder to find closer to downtown.

02

Buyers who want space

Many lots are deeper than you’ll find in the urban neighborhoods, with room for a garden, a garage, or a dog.

03

Buyers who don’t mind some work

A lot of the older homes are original or partly updated. I’ll help you figure out what a fair price looks like once repairs are factored in.

04

Small investors

Prices and rents in 40214 still make the numbers work on some houses. Send me one to evaluate.

Events & Traditions

A year in Beechmont: something on the calendar almost every month.

Most of Beechmont’s traditions are run by neighbors, not promoters. They happen along Southern Parkway, at the gazebo on Woodlawn Avenue, and up the road in Iroquois Park. Here’s what a typical year looks like.

Community

A neighborhood where people still wave and stop to talk.

Beechmont is one of Louisville’s most culturally and economically mixed neighborhoods. You’ll hear other languages at the coffee shop, and the housing runs from big historic homes to affordable apartments. Sidewalks are in good shape and the Parkway gets people outside, so neighbors actually get to know each other.

Beechmont Neighborhood Association

Volunteers have run the association since 1983. It advocates for residents, takes on beautification and cleanup projects, and organizes the events above. Members elected a new nine-person board in December 2025.

Parks & Outdoors

Olmsted’s “Louisville’s Yellowstone” is up the street.

Beechmont has the city’s largest Olmsted park on one side and its first Olmsted parkway running through it. Few neighborhoods in Louisville have that much green space this close.

Iroquois Park

At more than 700 wooded acres, it’s the largest park in Louisville’s Olmsted system, and Olmsted himself called it “Louisville’s Yellowstone.” You get hilltop overlooks of the city, hiking and horse trails, an 18-hole golf course, disc golf, and playgrounds.

National Park Service →

Southern Parkway

Completed in 1893 as the Grand Boulevard, it was Louisville’s first parkway and is still the closest to Olmsted’s original design: 150 feet wide, lined with trees, with paths that walkers, runners, and cyclists use every day.

Woodlawn Avenue: a main street you can walk to.

Beechmont’s business district along Woodlawn Avenue near Third Street feels like an old-fashioned main street, with local owners and food from around the world. A few places neighbors keep going back to:

Sunergos Coffee

A Louisville roaster with its Beechmont shop in the old Five & Dine building. Best of Louisville reviewers single out the Woodlawn shop as the spot for a cappuccino on the couch with neighbors.

History

“Beechmont the Beautiful,” since 1892.

Beechmont grew up alongside Louisville’s park system. Some of the city’s best stories come from this corner of the south end.

  1. 1889

Mayor Charles Jacob buys the land that becomes Iroquois Park, first known as Jacob’s Park, along with the right-of-way for a grand boulevard leading to it. (Kentucky Historical Society)

  2. 1891

Frederick Law Olmsted is invited to Louisville. His firm designs Iroquois, Cherokee, and Shawnee parks and the parkways that connect them. (Olmsted Network)

  3. 1892

Beechmont is founded and sold to buyers as “Beechmont the Beautiful.” (Beechmont Neighborhood Association)

  4. 1893

Southern Parkway, then the Grand Boulevard, is completed as Louisville’s first parkway. It was packed dirt, watered daily to keep the dust down, with a bike path on one side and a bridle path on the other. (Kentucky Historical Society)

  5. Late 1890s

On nearby Kenwood Hill, a cabin at what is now the Little Loomhouse is where “Happy Birthday to You” was first sung. Patty Hill suggested new words for the Hill sisters’ song “Good Morning to All” at a birthday party there. (Kentucky Historical Society)

  6. 1938

275 WPA workers build the Iroquois Amphitheater in 75 days. It opens July 4 with a sold-out show famous for its “water curtain.” (Kentucky Historical Society)

  7. 1982 – 1983

Louisville’s Olmsted parks and parkways are listed on the National Register of Historic Places, and the Beechmont Neighborhood Association is founded the next year. (Olmsted Network)

About Ryan
"I want every Beechmont client to understand the deal as well as I do before we sign anything."

A realtor who treats your Beechmont deal like it's my own money.

I'm Ryan Brown, a REALTOR® with RE/MAX Premier Properties working with buyers and sellers across Louisville, Kentucky — including Beechmont and the rest of the south end. Before real estate, I spent four and a half years in the Marine Corps Infantry, including three deployments, then came home and used the GI Bill to attend the University of Louisville. I got my start rehabbing a $10,000 two-bedroom house, and the results hooked me on real estate ever since.

That hands-on start turned into years of steady growth — my team and I have helped close more than $20 million in real estate acquisitions and hundreds of units across the Louisville metro. These days I bring that same disciplined, numbers-first approach to Beechmont buyers and sellers, whether you're buying your first home or selling one you've owned for decades.
