Why ZIP code numbers don’t always match the neighborhood

ZIP codes were drawn for mail delivery, not neighborhoods. Some areas in this guide are measured by ZIP code, and that can be misleading:

  • 40214 (Beechmont) also includes Iroquois, Kenwood Hill, and Southside.
  • 40203 and 40208 (Old Louisville) reach well beyond the historic district, so the ZIP median of about $163,000 is far below what restored Victorians sell for. Those can reach $1 million or more.
  • 40223 (Anchorage) includes neighborhoods outside the city of Anchorage.
  • 40206 covers both Clifton and Crescent Hill.
  • 40217 covers both Germantown and Schnitzelburg.

Where possible, I use MLS subdivision names instead (Crescent Hill, Schnitzelburg, Indian Hills, Norton Commons). Those samples are smaller, so one or two big sales can move the median.

For your home or a home you’re considering, I always price against the closest similar sales, not the area median. See how comps work.

Where these numbers come from, and how often they update

All numbers on this site come from the Greater Louisville Association of REALTORS® (GLAR) MLS, the database licensed agents use, not a third-party estimate site.

  • This guide: 12-month closed sales, refreshed periodically.
  • Neighborhood pages: a live market snapshot (active listings, median list price, price-cut share, months of supply, last 90 days of sales) that updates automatically.
  • Market Pulse: a new edition on the market updates page every few days, rotating through pricing, market speed, and inventory, with a neighborhood spotlight.

Medians are the middle sale. Half sold for more and half for less. The “middle half” range is the 25th to 75th percentile.

Should you decide to buy or sell based on these numbers?

Use them for context, not as the whole decision.

  • Medians hide a lot. A neighborhood median mixes condos and houses, and fixer-uppers and renovated homes.
  • Seasons matter. Closed sales dip in September almost every year.
  • Your situation matters more: your equity, your rate, where you’re moving, and your timeline.

Text me and I’ll pull the actual comparable sales for your street or price range, which will tell you far more than any average.
