Brick ranches, a real small city, and quick commutes.
Shively is its own home-rule city inside Jefferson County, incorporated in 1938 when the distilleries along Dixie Highway and Seventh Street Road organized residents to incorporate rather than be annexed. It covers about 4.6 square miles and had about 15,600 residents in the 2020 census.
Affordable, solid housing
Shively is known for brick ranch homes built in the 1950s and 1960s. Many have full basements, carports or garages, and flat, usable yards.
Easy commutes
Dixie Highway, I-264, and the Gene Snyder are close, and downtown, the airport, UPS Worldport, and Ford’s plants are all a reasonable drive.
Everyday shopping close by
Dixie Highway has grocery stores, including a Kroger Marketplace, plus restaurants and services, so errands stay close to home.
“Lively Shively”
The city has its own police department, parks, and community events, with a small-town feel inside the Louisville metro.
Louisville Homes
Louisville Homes
Some of the best values in Jefferson County.
In the last 12 months, homes in the 40216 ZIP code sold for a median of $220,000, and most sold between $185,000 and $250,000. The typical house was built around 1958 with about 1,460 square feet and three bedrooms. At about $146 a square foot, it’s one of the lowest price-per-foot markets in the county.
First-time buyers
You can often buy a three-bedroom brick house here for less than rent on a similar house. Down payment help programs work well at these prices.
Buyers who want one-floor living
Ranch homes are the norm, which works well for downsizers and anyone who wants to skip the stairs.
Rental investors
Steady rents and lower prices make 40216 one of the county’s more popular rental markets. Send me a property to evaluate.
Sellers who update
Buyers here are price-sensitive. Updated kitchens, roofs, and HVAC make a big difference in sale price and speed.

"I want every Shively client to understand the deal as well as I do before we sign anything."
A realtor who treats your Shively deal like it's my own money.
I'm Ryan Brown, a REALTOR® with RE/MAX Premier Properties working with buyers and sellers across Louisville, Kentucky — including Shively, Pleasure Ridge Park, and the rest of southwest Louisville. Before real estate, I spent four and a half years in the Marine Corps Infantry, including three deployments, then came home and used the GI Bill to attend the University of Louisville. I got my start rehabbing a $10,000 two-bedroom house, and the results hooked me on real estate ever since.
That hands-on start turned into years of steady growth — my team and I have helped close more than $20 million in real estate acquisitions and hundreds of units across the Louisville metro. These days I bring that same disciplined, numbers-first approach to Shively buyers and sellers, whether you're buying your first home or selling one you've owned for decades.
